Thank you for considering purchasing a property with us! To ensure a smooth and hassle-free transaction, we have compiled a simple checklist of the documentary requirements you’ll need.

INDIVIDUAL                              CORPORATE

Individual Documentary Requirements

We understand that the list of requirements might seem overwhelming, but don’t worry – we’re here to assist you every step of the way. Let’s start with the essential initial requirements, and we’ll guide you through the rest.

Essential Initial Requirements

  1. Reservation Agreement Form (to be provided)
  2. Valid Passport or one (1) Government Issued ID of Principal Buyer, Co-owner and Spouses
  1. Latest 3 Months Proof of Mailing
  1. Tax Identification Number

Succeeding Documents

  1. Installment Purchase Application (to be provided)
  1. Any one (1) of the following:
    • Latest 3 months bank statement or bank certification of deposit
    • Latest 3 months pay slip
    • Latest 3 months certificate of employment with annual/monthly compensation
    • Latest Income Tax Return (ITR)

Bank Term: Letter of Endorsement (LOE) to bank)

  1. Signed Final Payment Scheme (to be provided)
  2. Signed Contract to Sell (to be provided)
  3. Mode of Payment for Down Payment – should be issued by the buyer or a relative within the 2nd degree of affinity (see additional legal documents)

Any of the following:

  • Peso Check
  • US Mainland Dollar Check
  • Wire transfer
  • Over-the-counter bank transaction deposits (for cash, not more than Php500,000.00)
  • Aqwire transaction (Ayala’s online payment gateway)
  1. Mode of Payment (MOP) for Monthly Amortization, Lump sum and Other Charges – should be issued by the buyer or a relative within the 2nd degree of consanguinity or affinity (see additional legal documents)

Any of the following:

  • Peso Check
  • US Mainland Dollar Check
  • BPI e-ADA enrollment
  • Aqwire Registration (Ayala’s online payment gateway)
  • Enrolment in Auto-Debit Arrangement (ADA) via Dragon Pay
  1. Approved credit approval (for deferred term, to be facilitated by Alveo Land) or bank guarantee letter (for bank term)

Reminders

  • All documents should be consistent and accurate with indicated details in the Reservation Agreement (RA) Form
  • For legal documents, kindly submit 2 original copies for each account
  • Documents issued and executed abroad should be apostilled or consularized, whichever is applicable
  • All documents written in foreign language should be translated in English and certified by authorized agencies by Philippine Consul
  • Additional supporting or legal documents may be required if applicable e.g. Oath of Allegiance, Marriage Certificate, Birth Certificate, etc.
  • All change/s in purchase details should be filed using Record Update Form (RUF) and may be subject to applicable charges.

 

Additional Legal Documents to support contract, payment and titling instruction

  • Special Power of Attorney (SPA) – if a buyer is transacting through an attorney-in-fact
  • Affidavit of Citizenship – if a buyer is a natural-born Filipino but lost his/her Philippine citizenship (for lot purchase only)
  • Affidavit of Waiver – if the buyer is a Filipino married to a foreigner (for lot purchase only)
  • Joint & Solidary Undertaking (JSU) and Document of Informed Consent (Donor’s Tax) – if the payor is a relative within the 2nd degree of consanguinity or affinity
  • Final and executory court decision ordering or granting the separation or annulment – if the buyer’s civil status is separated or annulled
  • Final and executory court decision ordering or granting the posting of required bond and appointing the representative as guardianship – if the buyer is a minor

Corporate Documentary Requirements

Essential Initial Requirements

  1. Reservation Agreement Form (to be provided)
  2. Reservation Fee – should be issued by the Corporation or Corporation’s majority stockholder (Verified through the General Information Sheet)
  3. Valid Passport or one government issued ID of authorized signatory/ies
  4. Tax Identification Number

Succeeding Documents

  1. Latest 3 months Proof of Mailing (POM)
  2. General Information Sheet (GIS)
  3. Originally Signed Final Payment Term
  4. For payment term of more than 23 months:
  • Completely filled-out and signed Installment Purchase Application (IPA) form for corporation and authorized signatory
  • Secretary’s Certificate authorizing the purchase of the property and appointing the authorized signatories
  • Any of the following proofs of Income of the corporation
    • Latest 3 months bank statement or bank certification of deposit
    • Latest Income Tax Return (1702 or 1701 Form)
    • Latest Audited Financial Statement (for corporation or sole proprietor)

      For Bank Financing Scheme:

  • Letter of Endorsement (LOE) to Bank
  1. Mode of Payment (MOP) for Down payment – should be issued by the Corporation or Corporation’s majority stockholder (Verified through the General Information Sheet)

           Any of the following:

  • Peso Check
  • US Mainland Dollar Check (see list of available project allocations with dollar account)
  • Wire transfer
  • Over-the-counter bank transaction deposits (for cash, not more than Php500,000.00)
  • Proof of successful Aqwire transaction
  1. Monthly amortization, lump sum and other charges – should be issued by the Corporation or Corporation’s majority stockholder (Verified through the General Information Sheet)

           Any of the following:

  • Peso Check
  • US Mainland Dollar Check
  • BPI e-ADA enrollment
  • Aqwire Registration (Ayala’s online payment gateway)
  • Enrolment in Auto-Debit Arrangement (ADA) via Dragon Pay
  1. Approved credit approval (for deferred term, to be facilitated by Alveo) or bank guarantee letter (for bank term)
  2. BIR registration of the corporation (Form 2303)
  3. Original or Certified copy of Articles of Incorporation and By-Laws

Reminders

  • All documents should be consistent and accurate with indicated details in the Reservation Agreement (RA) Form
  • For legal documents, kindly submit 2 original copies for each account
    • Documents issued and executed abroad should be apostilled or consularized, whichever is applicable
    • All documents written in foreign language should be translated in English and certified by authorized agencies by Philippine Consul
